Unionville and Markham Village have genuinely historic housing under heritage protection. Milliken and the older Thornhill side are 1970s and 1980s. Berczy, Wismer, Greensborough and Cornell are 1990s onward, and Cornell in particular is new-urbanist, with rear laneway garages and narrow frontages that change how we stage a job and where material can go.

Things that catch people out in Markham
Heritage districts in Unionville and Markham Village
Both cores are heritage conservation districts. Exterior work, windows and anything visible from the street goes through heritage review. This is slower and more prescriptive than a standard permit, and it is not optional. We have delivered restoration work in Unionville and know what the process asks for.
Cornell's laneway layout changes the logistics
In Cornell the garage is off a rear lane and the frontage is narrow. That affects where a bin goes, how material is delivered and how a basement walkout can be built. It is a small thing that contractors unfamiliar with the neighbourhood routinely get wrong when scheduling.
