What renovating in Toronto actually involves

Much of Toronto's housing predates the war. That means narrow lots, rubble or brick foundations, knob-and-tube still turning up behind plaster, and basements with six-foot ceilings. Almost every basement project in the old city becomes a question of whether to underpin or bench. The postwar suburbs in Etobicoke, North York and Scarborough are more forgiving and behave more like Mississauga.

Things that catch people out in Toronto

Laneway and garden suites are a Toronto-only opportunity

Toronto permits laneway suites and, since 2022, garden suites on many residential lots. No other city we work in has this. If your lot backs onto a laneway or is deep enough for a garden suite, that is often a better return than finishing the basement. We will tell you honestly whether your lot qualifies before you spend anything on drawings.

Underpinning versus benching decides your basement budget

To get legal ceiling height in an old Toronto basement you either underpin, which lowers the footing and keeps full floor area, or bench, which is cheaper but eats a foot of perimeter floor. Underpinning costs materially more and needs an engineer. Anyone quoting a low, round number for a Toronto basement without saying which method they mean has not priced the job.

Heritage districts and committee of adjustment

Leaside, the Beaches, Cabbagetown and a number of other areas sit in heritage conservation districts, and anything visible from the street gets reviewed. If your project needs a minor variance, the committee of adjustment adds months. We build that into the schedule at the start instead of discovering it later.
