What renovating in Mississauga actually involves
Most of Mississauga went up between the 1960s and the 1980s, which means a lot of backsplits and sidesplits with load-bearing walls right where people now want an open kitchen. South of the QEW in Lorne Park and Port Credit the homes are older and the lots are larger, so renovations there tend to be full-house rather than single-room. Churchill Meadows and Central Erin Mills are newer and the work is usually basements and outdoor living.

Things that catch people out in Mississauga
Second units are permitted, but they have to be registered
Mississauga allows a second unit in most detached, semi-detached and townhouse dwellings, and it has to be registered with the City. That means real egress, proper fire separation and an inspection. We build to that standard by default, because an unregistered basement apartment is a problem the day you try to sell or refinance.
Water and sewer connections go through Peel Region
Building permits come from the City, but anything touching water or sanitary service runs through Peel Region. On additions and basement bathrooms this is the step that most often holds a job up, so we start it early rather than at the end.
Split-level homes need a structural plan, not a sledgehammer
Opening up a Mississauga backsplit almost always means removing something structural. That needs an engineered beam and a permit. It is the single most common thing homeowners here are quoted for incorrectly.
